Komercijalna banka approves housing lonas under extremelz favourable conditions for multiple purpose.
Purposes for which you can use the loan are:
- Purchase of flat or house
- Refurbishment, reconstruction or furnishing of flat or a house
- Construction of family house
- Purchase of construction lot
Who can be the user of a housing loan?
- Private individuals older than 18 years of age with regular employment for at least 6 months
Documentation necessary for housing lonas:
FOR PURCHASE OF FLAT (EXISTING ONE)
- Preagreement or a sales agreement (verified by the court)
- excerpt from the book of contracts on buy off of flats and housing buildings- original (obtain in the cadastre – not older than a month)
- decision on permit to enter the contract into the book of contracts
- Mortgage – evaluation of real estate 1:1,3 (with the court expert)
- Insurance policy on the piece of real estate against all perils endorsed in favour of the bank (upon approval of credit committee)
- Contract on tied-up savings 20% (upon approval of credit committee)
Guarantor (from state owned company or off the budget)
- payment list for the last three months – verified in the company
- Certificate on permanent employment
- ID copy
- Certificate on residence
FOR PURCHASE OF NEW FLAT OR HOUSE
- Sales agreement (verified by the court)
- Land excerpt from the land office (not older than a month)
- Property deed (cadastre)
- Decision (of the department for spacial management)
- Mortgage
- Evaluated worth of the piece of real estate 1:1,5 (with the court expert)
- Insurance policy on the piece of real estate against all perils endorsed in favour of the bank (upon approval of credit committee)
- Contract on tied-up savings 20% (upon approval of credit committee)
Guarantor (from state owned company or off the budget)
- payment list for the last three months – verified in the company
- Certificate on permanent employment
- ID copy
- Certificate on residence
FOR CONSTRUCTIONK, REFURBISHMENT OF FLAT OR A HOUSE
- Land excerpt from the cadastre (not older than 30 days)
- copy of cadastre plan
- property deed (from the cadastre)
- construction permit
- pre-calculation from the contractor
